Business Description

We are a Delaware limited liability company, organized on May 22, 2018. We do business under the name “KOKEE TEA.” Our principal business address is 14703 #J Willard Road Chantilly, VA 20151.

Prior Experience

We began offering franchises on September 13, 2018. We franchise the operation of a specialty food café identified by the trade name and service mark KOKEE TEA. The principals of the company currently operate corporate-owned cafes under this trade name. They are now franchising their business by offering franchises to individuals under the franchise format described in this Disclosure Document. KOKEE TEA has never offered franchises in any other line of business.

Business Offered

We grant two types of franchises: Our standard franchise café, and Our “Store in a Store” concept. Our standard café is a stand-alone café typically located in an enclosed shopping mall or in a strip shopping center ranging from a kiosk with 150 square feet to a larger space with as much as 3,000 square feet of space. Our “Store in a Store” concept is a scaled-down version of the stand alone café, located inside of another business like a restaurant or other food-related business. This Store in a Store offers additional choices to customers already frequenting the primary existing business in which the franchise is located. The “Store in a Store” can also attract new customers to that location, thereby benefiting both businesses.

Initial Fees

The Initial Franchise Fee for a single franchise is Twenty-Five Thousand Dollars ($25,000.00), which must be paid in full at the time You sign the Franchise Agreement. The Franchise Fee is earned by KOKEE TEA upon receipt and is non-refundable.

Financing

We do not offer any direct or indirect financing. Neither are we able to estimate whether You will be able to obtain financing from third parties and, if so, the terms and conditions of financing. We may recommend service providers for new and existing franchisees that can assist and guide You with obtaining the necessary funding options for startup and expansion financing that include, but are not limited to, the standard Small Business Administration (“SBA”) 7(a) loan program.

Franchisee Revenue and Profit

a franchisor provides the actual records of an existing outlet you are considering buying; or (2) a franchisor supplements the information provided in this Item 19, for example, by providing information about possible performance at a particular location or under particular circumstances. 1. Gross sales for corporate-owned KOKEE TEA Cafes that have been in business for at least 12 months are approximately $413,276. Written substantiation for the financial performance representation is available for review in the KOKEE TEA offices. 2. Sampling. These figures represent a limited sampling as they include two stores that have been in operation for less than two years. Your individual results may differ.
